Seismic Strapping & Code Upgrades in Orange County, CA
California requires water heaters to be braced so they cannot tip or shift in an earthquake. A tank that falls can break gas and water lines and start a fire or flood. Seismic strapping is the fix, and it is often checked at home inspections and during home sales.
We also correct other common water heater code items while we are there, so an older installation is brought up to current requirements without replacing a working unit.

Signs you need seismic strapping & code upgrades
- A home inspection report flagged missing or incorrect water heater straps.
- Your water heater has only one strap, plumber's tape or no strapping at all.
- The relief valve has no discharge pipe or it ends in the wrong place.
- The gas connector is old, kinked or not a flexible approved type.
- A garage water heater sits on the floor where a raised platform may be required.
- You are selling your home and need water heater items corrected before close.
What the job includes
- Arrival and inspection: we check strapping, the relief valve and its discharge line, the gas connector, venting, the drain pan and the platform.
- Findings: we list each item that does not meet code and what it takes to correct it.
- Strapping: two straps are installed at the upper and lower portions of the tank, anchored into wall framing or approved masonry.
- Other corrections: with your approval, we replace connectors, extend the relief valve discharge line, add a drain pan or adjust venting.
- Permit: strapping alone usually does not require a permit, but some corrections, such as gas or venting work, may. We tell you if yours does.
- Final check: we confirm the unit is secure and operating normally, and clean up the area.
Options we install or service
Tank vs tankless: straps apply to storage tanks, including heat pump tanks. Tankless units are wall-mounted, but we can check their gas, venting and relief valve.
Gas vs electric: both need seismic strapping. Gas units also get connector, venting and combustion air checks.
Inspection letters: if your buyer or agent needs confirmation of the work, ask us what documentation we can provide.

(714) 244-8562Seismic Strapping & Code Upgrades FAQ
How many straps does a water heater need?
California guidance calls for two straps, one in the upper third and one in the lower third of the tank, anchored to the wall structure.
Can I use plumber's tape to strap my water heater?
No. Thin perforated metal tape is not an approved seismic strap. We install proper strapping kits.
Will strapping pass a home sale inspection?
Proper strapping is one of the items inspectors look for. We correct the other water heater items on the report at the same time when possible.
Do you need to replace my water heater to fix code issues?
Usually not. Most code items, including strapping, connectors and discharge lines, can be corrected on a working unit.
